Common Questions

Straight Answers for Colorado Homeowners

Insurance, hail damage, deductibles, Colorado law — the stuff adjusters and salesmen don't always explain.

Does homeowners insurance cover hail damage in Colorado?
Yes — most Colorado homeowners policies cover hail damage to your roof under your dwelling coverage. You're responsible for your deductible; insurance covers the rest up to your policy limits. Policy type (ACV vs RCV) and roof age affect what you actually collect. We help document the damage and work with your adjuster throughout the claim.
How do I know if my roof has hail damage?
Most hail damage isn't visible from the ground. Look for indirect signs: dents in metal gutters or flashing, chipped paint on window sills, damaged patio furniture, or shingle granules in the downspout. If you spot those, your roof was almost certainly hit too. The only way to know for sure is a professional inspection — we offer these free.
What should I do if my insurance claim is denied?
Don't accept the first answer. Many denials come from adjusters missing damage, applying depreciation incorrectly, or misreading the policy's matching statute. Get a second opinion from a qualified contractor, request a re-inspection, and consider invoking your policy's appraisal clause if you and the carrier disagree. Thorough damage documentation is the single biggest factor in a successful appeal.
Is it legal for a roofer to waive or pay my insurance deductible?
No. Under Colorado Senate Bill 12-038 (SB38), it's illegal for a roofing contractor to pay, waive, rebate, or credit all or any part of your insurance deductible. If a contractor offers to "eat" your deductible or roll it into the job, that's a red flag — the contract is unenforceable and both parties can face penalties. Legitimate roofers won't ever propose this.
How long does a roof replacement take?
Most residential asphalt shingle roof replacements complete in one day. Larger, steeper, or more complex roofs (multiple dormers, tile, or heavy decking repair) may take two to three days. We give you an exact timeline after the inspection so you can plan around the work.
How long do I have to file a hail damage claim in Colorado?
Most Colorado homeowners policies require you to file within 365 days (one year) of the date of loss. Some policies are stricter — always check yours. Don't wait to inspect: damage gets harder to attribute to a specific storm once subsequent weather events pile on, and your roof's condition continues to degrade.
